Sandy Terkelson is the owner and has been in business since 1998 in Horseshoe Bay, Texas.  Sandy is a licensed Realtor^®.  She started her company with about a dozen properties and over the years, now manages over 100 properties.  Sandy is originally from Salt Lake City, Utah and has called Horseshoe Bay her home since 1998.  Sandy enjoys helping people and her enthusiasm, dedication to hard work, and caring have been instrumental in her successful business.  Sandy enjoys riding motorcycles, playing golf, billiards, and spending time with her three children and two grandson's. 

Here is what we can do for you: 

• We stay current on changing market conditions and we are experienced in pricing properties in the right price range.  If your property is priced too high, it will be more difficult to lease it.  If it is priced too low, we are not providing you with the superior service you should expect from a property management company. 
  
  
• For long term tenancy, our potential tenants complete a Texas Association of Realtors approved lease application, we perform a criminal background check and a credit report on the potential tenant, verify employment, past rental history, and check references.  After we have obtained this information, we contact you so that you will have as much information as possible to enable you to make an informed decision as to whether or not you want to lease to the prospective tenant. 
  
  
• When a tenant contacts us with a maintenance issue, we respond immediately.  We have a good rapport with several local vendors who  provide quality service and are responsible, knowledgeable, and reliable.  Because we pay our vendors on time, when we call, they come. 
  
  
• We are available to our owners and tenants 24 hours a day, 7 days a week. 
  
  
• We collect the rent and forward the payments to you after the 10th day of every month. 
  
  
• We perform random inspections of your property. 
  
  
• Our fees are competitive in this area.
  
  
• We do NOT charge you advertising fees.  We add your property information to our website, and submit your property information to over a dozen websites all over the world.  
  
  
• We work just as hard whether the property is worth $50,000 or $1,000,000+.
